What's New in Hixson This Summer: Openings, Lakeside Concerts, and a Corridor That's Quietly Splitting in Two

If you've driven Highway 153 lately, you've probably noticed the 100-plus acres of cleared trees near Boy Scout Road. If you've driven Hixson Pike lately, you've probably noticed the city measuring things. Those two projects aren't unrelated. They're the same story from opposite ends of the neighborhood.

Here's the thesis for anyone who already lives here: Hixson is not simply growing. It's separating into two Hixsons. The 153 corridor is absorbing almost every new opening, subdivision, and drive-thru. Hixson Pike, the older spine, is being redesigned around the neighborhoods that were already there. Once you see the split, the summer's news reads like a single map instead of a scroll of headlines.

The 153 side is where the new stuff is landing

Look at the last two years of openings and where they chose to be.

A few of these deserve a second look. CAVA's Northgate location was built as a real community anchor rather than a spec box. The chain's opening-week program raised money for the Chattanooga Area Food Bank, partnered with Union Gospel Mission for meal donations during training, and staffed 30 to 40 local hires, according to CAVA's own announcement. VisitChattanooga has confirmed both Hawaiian Bros, with plate lunches and Spam musubi, and a Hixson outpost of Shaq's Big Chicken as "coming soon."

On the coffee side, Drip Kitchen & Coffee, which started in Dayton in 2021, added its Hixson location at the end of 2023 and just opened a fourth store in Athens in early 2026, per Drip's site. It sits alongside the older Hixson coffee anchors like Sourdough Cuppa Joe on Hixson Pike and Federal Bake Shop, an Ainsworth-family bakery that has been running out of Hixson since 1974 according to Choose Chattanooga.

Now look at what got approved this summer for the same side of the neighborhood.

The subdivision math is telling on itself

Two projects turned up in the Chattanooga Times Free Press between April and July:

• A 478-unit development is underway near Boy Scout Road, with more than 100 acres of tree clearing already visible from 153, per an April 25, 2026 report.
• A separate 26-acre, 77-home plat called Scoutview won preliminary Regional Planning Commission approval in July 2026 at the corner of Middle Valley and East Boy Scout roads, next door to the existing Laurel Cove subdivision and across from a Hixson driving range.

Those two sites are essentially neighbors. Middle Valley Road between 153 and Hixson Pike is where developer interest is concentrating, and the Times Free Press specifically flagged that stretch as "seeing increased developer interest." For a current homeowner in Laurel Cove or off Middle Valley, that isn't abstract. It's traffic counts, sightlines, and school bus routes.

There's a commercial parallel too. In January 2026, two Hixson senior living facilities changed hands in a $37M deal, one of the largest Hamilton County real estate transactions of 2025, involving a StoryPoint community on Northpoint Boulevard, per the Times Free Press. Northpoint sits inside the same 153 catchment. Capital is voting with its feet, and it's walking toward the highway.

Meanwhile, Hixson Pike is being redrawn on purpose

If 153 is where things are being added, Hixson Pike is where things are being reconsidered. In February 2026, Councilwoman Jenny Hill and the City of Chattanooga's Department of Public Works held a public open house at Outdoor Chattanooga to present proposed safety improvements for the Hixson Pike corridor between Fernway and Barton Avenue, per a city press release. Five neighborhood associations had spent the prior year gathering resident feedback.

A follow-up notice from the city on February 23, 2026 laid out three redesign options between Riverview Town Center and East Dallas Road and pointed residents to a public survey at cha.city/hixson-pike. The plans include large-format maps of how proposed lane and crossing changes would affect daily routes.

That kind of engineering process is boring to read about and enormous to live through. If you use Hixson Pike to get to Northshore, to church, to the elementary school pickup line, or to the river, the eventual design will shape your commute for the next twenty years. It's worth clicking through the survey while it's still open.

The Pike is also where the older commercial character of Hixson is quietly reinvesting rather than relocating. Hixson Dental Group's May 2026 grand opening on Williams Road expanded the practice to more than 10,000 square feet, per Chattanoogan.com. That's an existing operator doubling down on a Hixson Pike side street instead of chasing the highway. Same signal, different verb.

What to actually do this month

Two Hixsons still share one lake. Chester Frost Park is where they overlap, and the county has stacked programming there through August.

Hamilton County Parks & Recreation introduced Lakeside Live!, a new free summer concert series at Chester Frost, per WDEF. The 2026 lineup, per the same report:

• June 13: Captain Mike & The Shipwrecked, with James Snider and Fresh Mind opening
• July 11: Rubiks Groove, an 80s, 90s, and 2000s tribute band
• August 15: Amber Carrington, a country headliner and former contestant on The Voice, with Bella Lam & The Boys opening

Concerts start at 7 p.m. with pre-show activities, food trucks, and cornhole along the water. If you've never made it out, the August show is the last chance this year.

The park is also running a Jaws movie night at the beach on August 1 from 3 p.m. to 11:15 p.m., per Hamilton County Parks & Recreation. Free, all ages, no registration. There's also an ongoing planning conversation about a proposed trail system connecting the campground area to the beach, which the county introduced at a March 3 Q&A at the Chester Frost Park Pavilion.

If you're already the household that keeps kayaks in the garage, Greenway Farms remains the everyday version of the same lifestyle: paved trail out to Chickamauga Dam and back, the old rock quarry, the dog park, and creek-side walking. It's the reason a lot of Hixson buyers pick Hixson in the first place, and it's ten minutes from every project mentioned above.

A short list of Hixson-only routines worth keeping

For newer residents or anyone stuck in a rut of Northgate and back:

• Dinner: Armando's at Chester Frost on Hixson Pike, or Southern Restaurant on Hixson Pike for something plainer and closer to the lake.
• Bakery run: Federal Bake Shop for the family-recipe cakes, The Bread Basket Hixson location for strawberry or caramel cake, or Bond Girl Bakery, which recently reopened, for cinnamon rolls and thumbprints, per Eat The Way.
• Coffee: Drip Kitchen & Coffee for the fire-pit patio, Sourdough Cuppa Joe on Hixson Pike, or 7 Brew on 153 if you're staying in the car.
• Saturday morning: Greenway Farms trail to the dam, then breakfast on Hixson Pike.
• Saturday night in August: pack a chair, drive to Chester Frost, catch Amber Carrington on the 15th.

The pattern under all of it: new commercial and residential density is clustering on the 153 side, while the older Hixson Pike corridor is being retrofitted for the people who already live along it. Different tools, same neighborhood, different rates of change.

Why any of this matters if you own here

You don't need to be selling to care about a 478-unit project up the road or a lane redesign on your commute. Both change the calculus of the house you already own. New rooftops near Boy Scout Road will pull additional retail toward that end of 153, which is why Hawaiian Bros and Big Chicken picked Hixson in the first place. A Hixson Pike safety redesign, depending on which of the three options the city selects, will affect turn movements onto every side street between Fernway and Barton. If you live off one of those streets, the option chosen matters more to your daily life than any market update.
